Backyard Grading & Downspout Drainage Project in Williamson County, TN

Correcting negative backyard grading, replacing clogged buried downspouts, and installing a new yard drain to help stop basement flooding at a Williamson County home.

Before — the original backyard sloped back toward the home, sending stormwater straight at the foundation.

Project Overview

This residential project in Williamson County involved correcting severe negative grading that directed stormwater toward the home's foundation. During heavy rains, water collected against the house and repeatedly contributed to basement flooding. Three buried downspouts along the side of the home had become clogged and were no longer carrying roof runoff away from the structure.

Rather than simply replacing drains, CANDO LLC corrected the entire drainage system by combining proper grading with new drainage improvements — the same drainage-first approach we use on every drainage solutions and grading project throughout Williamson County, TN.

Existing Problems

The property had several drainage issues working together:

  • Backyard sloped toward the foundation
  • Water collected against the home during heavy rain
  • Basement experienced flooding
  • Three buried downspouts were clogged
  • Surface water had nowhere to escape
  • Existing drainage system was no longer functioning

The underlying issue was improper grading. Simply cleaning the drains would not have solved the long-term water problem. Once we excavated the existing downspout lines, the cause was obvious — years of silt, roots, and debris had completely choked the buried pipe.

Our Solution

CANDO LLC performed a complete drainage correction by addressing both surface water and roof runoff. Work on this Williamson County project included:

  • Regrading the backyard to establish positive drainage away from the foundation
  • Replacing the clogged buried downspout lines
  • Installing new solid drain pipe to carry roof runoff away from the home
  • Installing a yard drain to capture residual surface water in a low area
  • Connecting the drainage system to a proper discharge point
  • Final finish grading
  • Seed and straw blanket installation to reduce erosion and encourage grass establishment during the July growing season

The result is one complete drainage system instead of several individual fixes. Each element supports the others — proper grading sheds surface water, the new buried downspout drainage carries roof runoff well away from the foundation, and the yard drain catches whatever surface water is left.

Why Grading Matters

Many drainage problems begin with improper grading rather than failed drain pipe. If the soil around a house slopes toward the foundation, rainwater naturally follows that path. Even perfectly functioning downspouts cannot compensate for incorrect grading.

By reshaping the yard first and then installing drainage where it's needed, water is encouraged to leave the property naturally instead of collecting next to the home. That's why CANDO LLC always evaluates grade before recommending drain pipe — and why yard grading is usually the first step in any real foundation drainage fix.
