FAQ
Common Questions.
+How much does residential grading cost?
Most residential grading projects in Middle Tennessee range from $1,200 to $8,000 depending on size, slope, and how much material has to be moved. Every grading assessment is free and includes a written quote.
+How do I know if my yard needs to be regraded?
If water pools near the foundation, slopes back toward the house, washes out beds and mulch after every storm, or leaves bare wet spots in the lawn, the grade is likely the problem. Proper grading is the foundation of every drainage fix.
+Do you handle final grading for new construction?
Yes. We do final grading, finish grading, and rough grading for new builds, additions, pools, barns, and outbuildings throughout Maury and Williamson Counties.
+Do you haul in or haul off dirt?
Yes — we can bring in fill dirt, topsoil, or gravel, and we can haul off excess material as part of the job.
+Can you grade for drainage at the same time?
Absolutely — drainage is what we do. Most of our grading jobs include a drainage plan as part of the scope so the property drains correctly the first time.
+Are you licensed and insured?
Yes. CANDO LLC is fully licensed and insured in the state of Tennessee.
+What areas do you serve?
Columbia, Spring Hill, Franklin, Thompson's Station, Chapel Hill, Lewisburg, Santa Fe, and the surrounding Maury and Williamson County areas.
Residential Grading Contractor in Middle Tennessee
CANDO LLC is a residential grading contractor serving homeowners across Maury County, Williamson County, and the surrounding Middle Tennessee area — including Columbia, Spring Hill, Franklin, Thompson's Station, Chapel Hill, Lewisburg, and Santa Fe. With more than 20 years of excavation experience, we've graded everything from small backyards with chronic standing water to multi-acre building sites that needed to be completely reshaped.
Grade is the single most important factor in how water moves across your property. Get it right and the yard drains, the foundation stays dry, and the landscape thrives. Get it wrong and no amount of pipe, gutter, or mulch will hide the problem for long. That's why we approach every grading project as a drainage project too.
Correcting Improper Grading
Many of the homes we work on were graded for the convenience of the original builder, not the long-term performance of the property. Over time, settling, landscaping, additions, pools, and patios change how water flows. We level high spots, fill low spots, and re-slope the yard so water moves away from your home — not toward it.
Drainage Grading and Slope Correction
Drainage grading is grading done with water in mind. We use proper fall (typically a minimum of 1-2 percent slope) so storm runoff is carried away cleanly. On hillside lots we add swales and surface drains to break up runoff before it picks up speed and causes erosion. Pair grading with our drainage solutions or erosion control services for a complete fix.
New Construction and Site Grading
Building a home, barn, garage, or shop? Proper site grading determines whether your finished structure sits on stable, well-drained ground or fights water for the rest of its life. We handle rough grading, building pad preparation, and final grading for new construction projects across Middle Tennessee. Learn more on our site preparation page.
Yard Reshaping and Final Grading
Final grading is the finish coat of any property project. After construction, pool installation, or major landscaping, the yard needs to be smoothed, sloped, and prepped for seed, sod, or hardscape. We grade with the finish in mind — clean lines, consistent slope, and proper transitions so what you put on top actually lasts.
Driveway and Property Grading
A driveway is one of the most punishing surfaces on any property, and bad grade is usually the reason it fails. We reshape, crown, and re-slope gravel and dirt driveways so water sheds off the surface instead of cutting ruts through it. See our driveway installation and repair page for full details.
